What do concrete sealers do?
The two main types of sealers are penetrating and film-forming sealers. Penetrating sealers form a chemical reaction deep within the concrete while still allowing the concrete to breathe. Which helps extend the life of your slab. These have superior stain resistance.
However, penetrating sealers will not cover up any stains that currently exist on the slab. It is for this reason; we always recommend penetrating sealers on new concrete.
Film-Forming sealers create a layer on top of the concrete preventing liquids from penetrating beneath the surface. They provide many of the same benefits as penetrating sealers, but they are not as durable. A big reason why people may want to pick a film-forming sealer is because they like the shiny “wet” look of concrete. You can only achieve this with film-forming sealers.
How Long do sealers last?
You need to redo film forming sealers every 1-3 years, while penetrating sealers can last for 5+ years. If you spill water on your concrete and it no longer beads up on the surface, it’s time to reseal.
Will You Reseal our Concrete once it Wears Off?
If the sealer wears off within one year of your project being completed, we will replace it for free. This falls under our warranty. After the one year mark, we will absolutely reseal your concrete but there will be a Sealing Charge included.
